Welcome to the Oak Harbor/Tanglewood Shores community. Congratulations on your new home. We hope you will enjoy getting to know the area and your neighbors. Here is some information that might be helpful to you in settling into your new home and neighborhood:
Annual Dues! Our Community is a Corporation. When you purchase property in our community as stated in our Bylaws you become a member of the OAK HARBOR OWNER"S ASSOCIATION. We are a Property Owner's Association that is responsible for all the common properties in our community. The Bylaws require all property owners to pay annual dues. The annual dues are used to maintain and repair the common properties. Our dues are very low in comparison to the rest of the State. For your convenience, if you wish to use a credit card to pay your dues, you may go to the Financial tab and at the top of the page use the PayPal Button or you may mail your payment to Oak Harbor Owners Association, PO Box 395, Mabank, Tx. 75147. The Bookkeeping office is open on Tuesdays, 9:30 till noon. It is located at 116 Southlake Dr. at the Community Center.

Common Properties!
We have two boat ramps located on Southlake Dr. or Wedgewood Loop. We have a community park next to the Community Center, located at 116 Southlake Dr. There is a fishing pier located on Tanglewood Loop (you will need your key to open the gates. Please keep gates closed.)
Locks are installed on the gates to the fishing pier, both boat ramps, and the community park. Exchanging an old key for a new one is at no charge. If you don't have a old key to exchange there is a $10.00 fee for a new key. If you were to loose your new key, there will be a $25.00 replacement fee. You must complete a Liability Release form before a key can be issued.

We have a neighborhood watch, which consists of volunteers driving around the community each day of the week. If you would like to help contact the POA. .
We also have an Community Center that owners in good standing may rent. It has a fully functional kitchen and can accommodate a large group. The fee is $250.00 for 8 hours. There is a $150.00 non-refundable cleanup fee. Contact the POA for information and reservations.

If you are planning any new construction, additions, fences or mobile home installation, a permit is required. Download the permit application required from the list below. Once your application has been completed, you may mail your form to Oak Harbor Owners Assoc, P.O. Box 395, Mabank, TX 75147 or Email your form to oakharborpoa2022@yahoo.com or call 903-880-7311. Please allow enough time for your application to be reviewed. You will be contacted in regards to your permit. There is a fee per permit. For more info contact John Garvin at the number listed above. Please allow two weeks for approval.
